With home building sites getting smaller and smaller, Davis Sanders Homes set about creating a range of new floorplans to suit these much narrower block. 

One of the floorplans that was born out of a desire for narrower frontages is the NOVA 256. 

This innovative double story home is just 8.68 metres wide and is perfect as a free standing home on a narrow site or as a duplex, giving you the opportunity to live in one and rent the other. 

The versatility of this plan is outstanding giving you the choice to have all your living areas upstairs with bedrooms downstairs OR  living areas downstairs with bedrooms upstairs. 

You may have views that you would like to capture from the elevated position of the first floor which would lend itself to your main living areas and kitchen upstairs. 

With this configuration of “Living Up” it is also perfect for a single person or couple as all of your kitchen and living, including the Master Suite and laundry is on the first floor.  This leaves the remaining two bedrooms, main bathroom and rumpus room downstairs for guests, family members and Grandchildren when they come to visit. 

Alternatively you may like to choose the more conventional style of “Living Down” which gives you a home with three generous bedrooms, a large rumpus room, ensuite, main bathroom, powder room and plenty of storage, upstairs.
